WUJIN-TAIHU BAY HOLIDAY RESORT PLAN

The development of a Master Plan for the Wujin-Taihu Bay Holiday Resort has followed a market-led approach and is based on the market demand segments and quantities identified in the Market Analysis. An underlying principle in this approach has also been the need to identify a robust and sustainable strategy for the development of the resort.

This has led to an approach based on creating high quality attractions and amenities for the resort that fully exploit potential synergies between key development components to enhance and support the sustainability of the development. The plan indicates four key development zones and two peripheral zones, these are:

  • The Urban Expansion Zone
  • The River Culture and Fish Farming Zone
  • The Pangu Centre
  • The Country Park
  • Dragon Bay Resort
  • Yong Feng Waterfront

The relationship between the key components of the resort area is illustrated above. Of the six main zones four are specifically focused towards development of recreation, leisure, tourism and holiday resort activities while the remaining two basically are reserved for use by the existing communities in the study area and will act as buffer zones and transition areas between the development in the study area and the sprawling linear development of villages and towns along the main roads bordering the area.

In table 7.5 an overview of land use distribution for the resort is set out. Of the total area of 3.933 hectares the Country Park constitutes 1799 hectares or approximately 46%. The Dragon Bay Resort Area covers 964 hectares or 24% of the total area. Within this overview villages cover approximately 290 hectares or 7% while forested mountain and hill areas, which are part of the core planning area covers approximately 1.492 hectares.

In the following is explained the concept, function and outline content of each zone as illustrated in the Structure and Zoning Plan.
